Property Sale Registration - Dubai

Mortgage Registration
Register all types of mortgages (request, usufruct, initial, conservative) on a property for the financier to guarantee property rights (first or second-degree mortgage).

- Letter from the mortgage bank
- Three mortgage contracts certified by the bank, signed by both parties
- Owner’s Emirates ID / Passport for non-residents
- Electronic No Objection Certificate (eNOC) from developer (Freehold areas)
- Mortgage registration with one party: Doesn’t require valuation certificate.
- Mortgage registration+ sale: Requires valuation certificate

- AED 4,000 service fee + tax
- Initial sale registration (Oqadsi): AED 5,000 service fee + tax

Grant / Gifting Registration
Register granted property (full or partial) of all types
(grant registration, usufruct grant, initial grant sale – statement of testimony).
Property can be granted to first-degree relatives or “companies”, provided the property is not restricted or previously granted.

Mortgage Release
Apply for mortgage release of all types (standard, usufruct, provisional, provisional registration release, portfolio mortgage release).

Blocking (Mortgaged Property)
Register blocking of a mortgaged property to secure payments in favor of the bank; sale completed after mortgage release letter.

Register a company in the DLD system to obtain a Company Reference Number, required for all real estate transactions. Amendments adding / deleting company details) are also available.

- Pay service fees & receive receipt
- Receive Company Reference Number by email
