Sale - Pre Registration (Oqood)

Register pre-sale (Oqood) between seller & buyer (or legal reps) for land, property, or units (completed or under construction).

Dubai Land Dept (DLD) Fees:

  • 4% of Sale Price + AED 40

Trustee Fees:

  • Property < 500,000 AED → AED 3,675 (incl. VAT)

Property Sale Registration - Dubai

Register full or partial sale between seller & buyer (or legal reps) for land, property, or units (completed or under construction).

  • Title Deed
  • MOU / Contract F (if any)

  • Seller & Buyer Passport + Emirates ID
  • Contact details & POA (if applicable)
  • POA + POA documents (if applicable)

Dubai Land Dept  Fees:

  • 4% + AED 580 (Apartment / Villa)
  • 4% + AED 430 (Land)

Trustee Fees:

  • ≥ 500,000 AED → AED 4,200 (incl. VAT)
  • < 500,000 AED → AED 2,100 (incl. VAT)

Mortgage Registration

Register all types of mortgages (request, usufruct, initial, conservative) on a property for the financier to guarantee property rights (first or second-degree mortgage).

Required Documents

  • Letter from the mortgage bank
  • Three mortgage contracts certified by the bank, signed by both parties
  • Owner’s Emirates ID / Passport for non-residents
  • Electronic No Objection Certificate (eNOC) from developer (Freehold areas)
  •  Mortgage registration with one party: Doesn’t require valuation certificate.
  • Mortgage registration+ sale: Requires valuation certificate

Service Fees:

  • AED 4,000 service fee + tax
  • Initial sale registration (Oqadsi): AED 5,000 service fee + tax
  • Additional fees: AED 10 Knowledge + AED 10 Innovation

Trustee Fees:

Delayed Sell - Pre-Title Deed

Register delayed sale (Pre-Title Deed) between seller & buyer for legal reps) for property units.

  • Pre-Title Deed

  • Seller’s Passport & Emirates ID / Passports for non-residents
  • Buyer Passport & Emirates ID / Passports for non-residents

  • 4% of Sale Price + AED 580

Grant / Gifting Registration

Register granted property (full or partial) of all types
(grant registration, usufruct grant, initial grant sale – statement of testimony).
Property can be granted to first-degree relatives or “companies”, provided the property is not restricted or previously granted.

  • Title Deed / Oqood / Pre-Title Deed
  • NOC (if required)
    • Always required for Off-Plan properties
  • Passport & Emirates ID
  • Passport + Entry Stamp for non-residents
  • Contact details (Phone & Email)
  • Power of Attorney (all pages, incl. sticker), POA Passport & Emirates ID (if appicable)
  • Birth Certificate or Marriage Certificate
    •Attested by UAE Embassy + UAE MOFA
    • Legal Arabic Translation required
  • Includes a company: insteed of the certified relative certificate it requires providig the companies documents ( MOA+ Shareholder’s certificate+ Trade license)

Dubai Land Dept (DLD) Fees:

  • If valuation above AED 20,00000
  • 0.125% + AED 560
  • Minimum fee: AED 2,560

  • Off-Plan Property:

Mortgage Release

Apply for mortgage release of all types (standard, usufruct, provisional, provisional registration release, portfolio mortgage release).

Required Documents

  • Title Deed
  • Mortgage Release Letter (Original copy is required )from the mortgage bank
  • Owner’s UAE ID & Passport (for verification)

Service Fees:

  • Mortgage removal fee: AED 1,000
  • Title Deed / Usufruct Title Deed issuance: AED 250
  • Knowledge fee: AED 10
  • Innovation fee: AED 10

Total Fees:

  • Normal Mortgage (most common): AED 1,290
  • Ejara Mortgage: AED 1,560

Trustee Fees:

  • AED 300 service fee + 5% VAT
  • Trustee Total: AED 315

Blocking (Mortgaged Property)

Register blocking of a mortgaged property to secure payments in favor of the bank; sale completed after mortgage release letter.

Company Registration

Register a company in the DLD system to obtain a Company Reference Number, required for all real estate transactions. Amendments adding / deleting company details) are also available.

Service Procedure:

  1. Visit a Real Estate Registration Trustee Center
  2. Submit documents for verification
  3. Data entry & audit by trustee officer
  4. Pay service fees & receive receipt
  5. Receive Company Reference Number by email

Service Fees:

  • Single Person Establishment → AED 525
  • Limited Liability Company (LLC) → AED 2,100
  • Company with Foreign Shareholders AED 4,200
  • Amendments (add / delete documents) → AED 525
